Transfer duty in TAS by price. Standard duty and the first-home figure for an established home at each price, from the same code as the table. Property transfer duty bands as published by State Revenue Office Tasmania for transfers on or after 21 October 2013, and first-home rules as published for 2026-27, checked 6 September 2026. First-home figures depend on eligibility.

In Tasmania stamp duty is called property transfer duty, and the State Revenue Office Tasmania (SRO) collects it under the Duties Act 2001. It is the largest cost of buying after the price itself, and since 1 July 2026 it has applied in full to first-home buyers of established homes. The table below is computed from Tasmania's bands.

How duty is worked out in Tasmania

Duty is charged on the dutiable value on a sliding scale: the higher the value, the higher the rate. SRO publishes each band as a fixed sum plus a rate on every $100, or part of $100, above the band's floor. Between $200,001 and $375,000 the rate on the excess is $4 per $100. Between $375,001 and $725,000 it is $4.25 per $100 above $375,000. Above $725,000 it is $4.50 per $100 above $725,000.

The table is not indexed each year. SRO states that the current rates apply to transfers on or after 21 October 2013. The bands below $200,000 step up in smaller increments; they were not confirmed on SRO's page at the time of checking, and the table carries them from the FY2025-26 schedule.

Dutiable value is normally the price. SRO's duty fact sheet ties the unencumbered value to the figure last determined by the Valuer-General, multiplied by an adjustment factor for the municipality. Both are available through the Land Information System Tasmania (LIST). SRO offers a duty calculator on its resources page. No general principal-place-of-residence concession appeared in the research.

First home buyers

Tasmania's first-home duty relief has ended. For eligible first-home buyers of an established home with a dutiable value of $750,000 or less, SRO applied a 100 per cent duty exemption. It covered purchases and transfers that completed between 18 February 2024 and 30 June 2026 inclusive. The test was the completion date, not the contract date. SRO's page states that the exemption is not available for transactions settling after 30 June 2026.

Whether anything replaced it from 1 July 2026 was not confirmed on an official page at the time of checking; SRO's first-home page is where a successor would be published. Until SRO publishes a replacement, the duty table here applies no first-home relief in Tasmania.

The eligibility tests SRO set for the exemption are on record. At least one applicant had to be an Australian citizen or permanent resident. No applicant could have previously owned a home in Australia. None could have received a First Home Owner Grant, or a duty concession or exemption, in any state or territory before.

There is no first-home concession on a new home. The off-the-plan apartment or unit concession, open to any eligible buyer, was a 50 per cent reduction on a new apartment or unit bought off the plan or under construction for up to $750,000; it covered agreements dated 1 July 2024 to 30 June 2026 and is not available for agreements signed after that. SRO's house-and-land fact sheet explains how duty is assessed on a package, not a concession. Vacant land gets no relief: SRO's concessions page says a duty concession requires an established home, which cannot be vacant land.

Property transfer duty bands as published by State Revenue Office Tasmania for transfers on or after 21 October 2013, and first-home rules as published for 2026-27, checked 6 September 2026. First-home-buyer figures assume you meet the relevant eligibility conditions, which the tables here do not verify: you (and any co-buyer) are an individual who has not previously owned property in Australia, you are an Australian citizen or permanent resident, you intend to move in and live there for the required period, and you meet any state price, contract-date, residency or income tests that apply. Confirm eligibility with the relevant state revenue office before relying on these figures. Where a concession phases out between two thresholds the table approximates it as a straight line; the revenue office calculator applies the statutory formula.

Reading the table for Tasmania: the effective rate climbs steadily. Each band charges its higher rate only on the slice above its floor, at $375,000 and again at $725,000. The two first-home columns match the standard column because no relief is coded after 30 June 2026.

Other concessions and surcharges

The pensioners downsizing to a new home duty concession is a 50 per cent reduction. It is for eligible pensioners who sell their former Tasmanian home and buy a cheaper one in Tasmania. On the indexed SRO page, the new home needed a dutiable value of $600,000 or less for purchases from 1 January 2022 to 30 June 2025. The sale of the former home had to complete between 10 February 2018 and 30 June 2025, and the purchase within six months either side of it. Six months' residence in the former home was required, and the concession could be used once.

SRO's published window for the concession closed on 30 June 2025, and no extension had been published when the page was checked. A foreign purchaser surcharge was outside the research for this page.

What the figure leaves out

Duty is one government charge among several. Registration of the transfer and of any mortgage at the Land Titles Office sits on top of it. So do the conveyancing fee and a building and pest inspection. Land tax is an annual charge on some property and not part of a purchase-cost figure. A grant or deposit scheme does not reduce duty; see the grants and schemes page.

Checking the figure

SRO's own calculator on its resources page applies the statutory formula. A conveyancer confirms the exact figure before settlement.
