Buying a home in Tasmania

Transfer duty and the first-home relief, the cooling-off period, grants and schemes, price guides and the buying process in Tasmania, sourced and dated.

No statutory cooling-off period, no duty on the seller to disclose defects, and the first-home duty exemption on established homes ended for settlements after 30 June 2026 with no replacement confirmed.

Five pages cover the rules that change at the border: what duty costs and who is exempt, what the cooling-off period gives you and what the seller has to disclose, which grants and schemes are open, what a price guide is allowed to say, and the buying process from the licence check to settlement. Every figure names the agency it came from and the date it was checked.

Relief after 30 June 2026
No replacement first-home duty relief is published by SRO as at 16 September 2026; its first-home pages list only the exemption that ended for settlements after 30 June 2026 † Source
What duty is charged on
Dutiable value. SRO's fact sheet ties unencumbered value to the figure last determined by the Valuer-General times the municipality's adjustment factor, both on LIST. Source

Cooling-off and contracts

Cooling-off period
None. The Property Agents and Land Transactions Act 2016 does not require a cooling-off period for residential sales. Source
Cost of using it
Not applicable: there is no statutory period to use Source
When it does not apply
No sale carries a statutory period. At auction the contract also cannot be made subject to conditions such as finance. Source
Waiving or shortening it
Nothing to waive. Any right to withdraw exists only as a condition written into the contract, and no conditions can be attached at auction. Source
What the seller must disclose
No requirement under the Act to disclose defects in the quality of the property; CBOS calls the position buyer beware. Other disclosure duties were not seen. Source
Deposit
Amount and timing not confirmed; the Act requires real estate businesses to keep trust accounts Source
Settlement
Typical period not confirmed; electronic settlement through an approved electronic lodgement network has been available for most transfers since February 2025 Source

Grants and schemes

Auctions and price guides

Price guides
No format rule for a price guide. Section 55 of the Property Agents and Land Transactions Act 2016 sets requirements for an agent's advertisements, and a property agent who states anything the agent knows to be false or misleading about a sale faces a fine of up to 500 penalty units Source
Underquoting
No separate underquoting offence confirmed; false advertising is addressed under the Property Agents Board legislation, with CBOS as the consumer regulator Source
Reforms in train
None on CBOS's newsroom or buying-and-selling pages: the 2026 changes listed are the Residential Tenancy Amendment (Pets) Act 2025 (from 20 March 2026) and the National Construction Code 2025 (from 1 May 2026) Source
Vendor bids
A vendor bid must be identified as a bid by the owner and made by the auctioneer personally; saying "vendor bid" is enough. How many are allowed was not seen Source
Bidder registration
Not confirmed whether bidders must register before a Tasmanian auction; the auction rules and the auction information statement are on display at each auction Source
Cooling-off at auction
None. A contract bought at auction cannot be made subject to conditions such as finance, and bidding accepts the contract on display. Source
